Healthy homes matter

What is the reason Healthy Homes Compliance so Important?

One in three households rent the property in New Zealand and Berhampore, and research has shown that these rental houses are more likely to be colder, older, have less efficient heating, and generally have lower quality than houses that are owned by the owner.

Cold, damp and mouldy homes are associated with negative health outcomes, especially for ailments like colds and asthma, as well as cardiovascular conditions. Additionally, those who reported at least four key house quality problems often experience less satisfaction in their lives and lower well-being.

Enhancing the standard of Berhampore rental property will help tenants experience improved mental and physical health, and lessen the disturbance to learning, work and living due to diseases. Your investment will also be better safeguarded from mildew, mould and damp , which means less costs of maintenance in the long-term.

The Healthy Homes Standard is a list of specific and minimum standards for heating, insulation, Ventilation, Moisture Ingress and Drainage, as well as Draught stopping in Berhampore rental properties.

Unreasonable Gaps & Holes

Draught Stopping Berhampore

Draughts may lead to lower temperatures in houses. A draughty home is more expensive to heat, which means wasting energy and incurring higher costs.

If a draft can be noticed from gaps that are not adequate or holes that it requirements to be sealed.

What are the most unreasonable gaps or holes?

If you are able to feel external air entering or the sound of a clear draught emanating from a hole or gap and you can feel it, it’s probably a gap or hole which requirements sealing in any way. Cracks or gaps with large gaps must be sealed permanently. The gaps that exceed 3mm that let air in or out within your house need the sealing. For example, if the open fireplace isn’t being used, it may cause draughts and should be blocked from. Property managers and landlords are accountable for ensuring that draughts from the fireplace are removed in the maximum extent possible.

There is no need to cover up gaps or holes in the building. For example, tiny gaps around doors and windows might be necessary to allow for movement of the building as the home gets warmer and cooler, in order to let them be closed and opened rather than sticking. We will test every window and door as part of your Healthy Homes assessment of your rental property.

A good heating system is important to ensure healthy houses

Heating Berhampore

Rental properties in Berhampore must have a fixed source of heating that can heat the principal or the biggest living area to at minimum 18degC even on the winter coldest days. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health as well as their mental health.

The source of heating needs to be fixed (i.e. not portable), at minimum 1.5 horsepower in capacity and have the minimum heating capacity needed to heat the living space in general. A Heating Assessment Tool may be used to check if your current fixed heater(s) are sufficient or if you’ll need to top up with an additional heater. Open fires and unflued combustion heaters such as portable LPG bottle heaters aren’t considered to be safe heating options under Healthy Homes Standard. Healthy Homes Standard.

If the heating system you provide is an electric heater or heat pump it needs to be equipped with a thermostat. This will make the heating more uniform and effective. For the majority of houses, bigger heaters that are fixed, such as heat pumps, wood burners, pellet burners or flued gas heaters are necessary. However, in some cases such as small apartments small apartments, a smaller electric fixed heater may be sufficient.

If the living area is already equipped with a fixed heating source, such as a heat pump, then it might just require an upgrade in order to comply with the standards. Certain kinds of heaters aren’t able to be used to comply with the quality as they are either inefficient, unaffordable to operate and/or unhealthy to run.

Ventilation Berhampore

Each liveable space in a rental home must include at least one open window or exterior door to provide natural ventilation. Additionally, areas with high moisture areas such as kitchens and bathrooms should have an externally vented extractor to take moisture away.

The ventilation quality is all about acknowledging how dry air is less difficult to heat and a property that is well ventilated will be less prone to developing damp and mould.

Living rooms, bedrooms, kitchens, and dining areas are considered liveable spaces. Spaces that connect, such as the hallway aren’t considered liveable , and thus don’t require an opening window or door.

Each door, window or Skylight requirements to have the ability to open to the outside, and stay at an open angle in order to allow for fresh air circulation and ventilation.

All kitchens and bathrooms, and every other room of your property with shower, bath and cooktop or another humidity-generating items will need proper extractor fan systems that are vented towards the outside. The Healthy Homes Assessment service will verify that there is enough air circulation in every living space and will also check for the proper extractor fans in high moisture areas.

Insulation Berhampore

Insulation for underfloor and ceilings is required in all rental houses from 1 July 2019. Property managers and landlords must ensure that the insulation is up to this new standard. In some cases, old ceiling insulation as well as insulation within the sub floor space might need to be filled with or replaced.

A house that is well-insulated can help control condensation and lower the chance of mould and dampness, and it will make much easier to the home to retain warmth.

Insulation needs to be in compliance with the R-values required for your area

The "R" stands for thermal resistance and it is a measurement of how well insulation withstands heat flow. The more R-value is higher, the more efficient the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the remainder of the North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3, underfloor R 1.3

Berhampore Moisture Ingress & Drainage

Keeping your rental property safe from the effects of moisture isn’t just a matter of what’s inside the building it’s also about the outside. You must make sure there is somewhere for surface, rain and underground water to flow and to prevent it from getting inside. When it comes to moisture and damp it’s typically the things you don’t notice that can cause a lot of trouble that can cause damage to your investment as well as affecting the tenant’s health.

Rental properties must be equipped with effective drainage to remove storm water, surface water, and ground water, which includes an appropriate outfall or runoff. Making sure the water has a location to go, and that it isn’t allowed to remain beneath structures is a crucial aspect of making sure your property is dry.

In addition to a drainage system to prevent water ingress, if the property has an enclosed space between your floor and the ground, a ground moisture barrier must be put in place when it’s reasonably practicable to install it.

An underground moisture barrier generally an insulating sheet of polythene laid over the ground to stop any moisture that is present in the ground from rising into the structure. It also helps to prevent moisture damage to the underfloor insulation.
