Fines for Failing to Comply

Since the 1st July of 2021, once a new or renewed contract is signed on a Broadmeadows rental property, all Healthy Homes compliance work need to be completed within 90 days.

As of 1st July 2021, if a new, renewed or varied Tenancy is signed for the Broadmeadows rental property, all Healthy Homes compliance work must be done inside of 90 days.

Broadmeadows Healthy Homes Compliance Timeframes

Tenancies commenced beginning on 1 July 2019 to the 30th June in 2021

  • Insulation of the underfloor and ceiling is compulsory throughout Broadmeadows and New Zealand rental homes where it’s reasonably practicable to install.
  • A Healthy Homes Statement of Intent to Comply, an Insulation Statement and an Insurance Statement must be included with any renewal, new or amended tenancy agreement.
  • Property managers and landlords are required to keep records to demonstrate the compliance with each Healthy Homes Standards that apply or will be applied to an apartment rental.

Beginning 1 July 2021

  • Private landlords and property managers are required to make sure that their rental properties are in compliance in accordance with Healthy Homes Standards within 90 days of any renewal, new or a change in lease.
  • All boarding homes (except Kainga Ora and Community Housing Providers with registered for boarding household tenancies) are required to comply with Healthy Homes Standards regardless of the date when the tenancy started.

From July 1st 2023

  • All households let from Kainga Ora (formerly Housing New Zealand) and registered Community Housing Providers must be in compliance with the Healthy Homes Standards regardless of when the tenancy began.

Starting 1 July 2024
