If a draught can be felt from unreasonable gaps or holes the area requirements to be closed.

What are unreasonable gaps and holes?

If you can feel external air coming in or the air is clear from a crack or a gap and you are able to feel it, it is likely to be a gap or an opening that requirements sealing in some way. Cracks or gaps with large gaps must be sealed permanently. Gaps greater than 3mm that allow air to enter or exit within your home require to be sealed. For instance, if an open fireplace isn’t used it can cause draughts and should be sealed off. Property managers and landlords are accountable for making sure that such draughts are squelched in the maximum extent imaginable.

Heating Karaka Bays

Karaka Bays rental properties require a reliable source of heat that can heat the{ main or largest|| largest or main| principal or the biggest} living area to at minimum 18degC, even on the coldest days of the year. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical health and mental outlook.

The heating source needs to be fixed (i.e. not portable) that is, at minimum 1.5 horsepower in capacity and have the minimum heating capacity needed for the main living space. A Heating Assessment Tool may be used to determine whether the current fixed heater(s) are sufficient or if you’ll need to "top up" with an additional heater. Fires that are open and unflued heaters, such as small portable LPG bottle heaters are not considered to be suitable heating options for Healthy Homes Standard. Healthy Homes Standard.

If the heating that you offer is an electric heater or heat pump then it must include the thermostat. This will make the heating more uniform and effective. In most houses, larger fixed heating devices such as heat pumps, wood burners, pellet burners or flued gas heaters are necessary. However, in certain instances such as small apartments an electric, fixed heater may suffice.

If your main living space already has a central heating source such as the heat pump, it might just need an update to be able to meet the standards. Some types of heaters can’t be used to achieve the quality because they’re costly, not affordable to run, or are unsafe to operate.

Ventilation Karaka Bays

Each liveable space in a rental property has to include at least one open windows or an exterior door to provide natural ventilation. Furthermore, moist areas such as kitchens or bathrooms should be equipped with an externally vented extractor fan that can remove moisture.

A ventilation standard is all about understanding it is that the dry atmosphere is more easy to heat and the property that is properly ventilated is less likely to grow mould and damp.

Living rooms, bedrooms, kitchens, and dining rooms are considered liveable spaces. Connecting spaces such as the hallway are not considered liveable and do not need an opening door or window.

Every window, door or the skylight needs to be able to open up to the outside, but remain set in an opening position, allowing for fresh air circulation and air flow.

All bathrooms and kitchens as well as any other space in your house that houses shower, bath and cooktop or another moisture-producing item will need appropriate extractor fans that can be vented out to the outside. This Healthy Homes Assessment service will verify that there is enough ventilation in each livable space and will also check for the proper extractor fans in high moisture areas.

Insulation Karaka Bays

Insulation for underfloor and ceilings has been compulsory on all rental houses as of July 1st, 2019. All landlords and property managers are required to ensure that the insulation meets current standard. In some instances, an existing insulation on the ceiling or in the subfloor space might require to be topped up or replaced.

A house that is well-insulated will reduce the risk of condensation and reduce the chances of mould and dampness and also makes it easier for the house to retain warmth.

Insulation needs to be in compliance with the R-values that are appropriate for your region.

The "R" stands for thermal resistance, and is a measure of how well the insulation can withstand heat flow. The greater the R-value, the higher the quality of insulation.

  • Zone 2 – The rest of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3

Karaka Bays Moisture Ingress & Drainage

Keeping your rental property safe from water damage isn’t only about the inside it’s also about the outside. You must ensure there is somewhere for surface and ground water to go, and also stop it from getting into the building. When it comes to moisture and damp it’s typically not apparent that it could become a major issue, causing damage to your investment as well as harming the tenant’s health.

Properties that are rented must be equipped with effective drainage to remove floodwaters, surface water and groundwater, with an appropriate outfall or runoff. Making sure that water is able to go, and also that it doesn’t get sucked into structures is a crucial aspect of keeping your property dry.

In addition to the drainage system that will prevent water ingress, if the rental has an enclosed gap between the floor and surface, a ground moisture barrier must be put in place when it is reasonably practicable to install it.

Ground moisture barriers are usually a polythene sheet laid over the ground, to block any moisture in the ground from entering the home. It also assists in preventing water damage to the floor insulation.
