Unreasonable Gaps & Holes

Draught Stopping Kilbirnie

Draughts are a major cause of low temperatures inside houses. A draughty house costs more to heat, which means wasting energy and incurring higher costs.

If a draught is perceived as a result of gaps or holes or holes, it needs to be closed.

What are unreasonable gaps or holes?

If you can feel external air entering or the air is clear from a crack or a gap or crack, then it is likely a crack or hole which needs sealing in the way you can. Cracks and gaps that are large should be sealed permanently. Any gaps greater than 3mm that allow air in or out into the house need the sealing. For instance, if an open fireplace isn’t in use it may cause draughts and must be sealed from. Property managers and landlords are responsible for making sure that draughts from the fireplace are removed as much as possible.

You don’t need to cover up holes or gaps in the construction. For example, tiny gaps around doors and windows may be required to allow for movement of the building when the home heats and cools, in order to let them be opened and closed rather than securing. We will test the windows and doors in the Healthy Homes assessment of your rental property.

Adequate heaters are crucial for healthy houses

Heating Kilbirnie

Rental properties in Kilbirnie need to have a stable source of heat which can warm the{ main or largest|| largest or main| principal or the biggest} living space to a minimum of 18degC, even on the winter coldest days. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental wellbeing.

The heating source requirements for it to be permanent (i.e., not portable), at minimum 1.5 kW of heating capacity, and must meet the minimum heating capacity needed to heat the living space in general. The Heating Assessment Tool can be used to determine whether the fixed heater(s) are sufficient or whether you will need to "top-up" by adding a second heater. Open fires and unflued combustion heaters, such as mobile LPG bottle heaters aren’t considered to be safe heating options under Healthy Homes Standard. Healthy Homes Standard.

If the heating system you provide is electric heating (or heat pump), it needs to be equipped with a thermostat. This will help make the heating more consistent and efficient. For the majority of homes, bigger fixed heating devices such as heat pumps, wood burners, pellet burners or flued gas heaters are required. In certain situations, like small apartments, a smaller fixed electric heater might be enough.

If the living area already has a fixed heating source such as heat pumps, it might require a top up to be able to meet the standards. Certain kinds of heaters cannot be utilised to meet the quality since they’re either expensive, inefficient or unsafe to operate.

Living rooms, bedrooms, dining rooms, and kitchens are considered to be liveable spaces. Connecting spaces like the hallway aren’t liveable and therefore are not need an opening door or window.

Each door, window or Skylight needs for them to be in a position open to the outside and remain set in an opening position, allowing the circulation of fresh air and ventilation.

The bathrooms in all kitchens and every other room of your home that has a bath, shower, cooktop or other high water-generating appliance will need adequate extractor fans that can be vented to the outdoors. The Healthy Homes Assessment service will make sure there is sufficient ventilation in each livable space, including suitable extractor fans for areas that are high in moisture.

Insulation Kilbirnie

The insulation of the ceiling and underfloor is required for all rent homes from 1 July 2019. All landlords and property managers should ensure the insulation meets the new quality. In some cases, current ceiling insulation, or the insulation of the sub floor space might require to be replaced or replaced.

A house that is well-insulated will reduce the risk of condensation and reduce the chances of dampness and mould, and it will make an easier task to allow the household to keep the heat.

Insulation needs to meet the R-values required for your area

The "R" refers to thermal resistance, and it is a measurement of how well insulation can withstand heat flow. The higher the R-value, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9, underfloor R 1.3
  • Zone 2 – the remainder of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 below floor R 1.3

Kilbirnie Moisture Ingress & Drainage

Protecting your rental property from water damage isn’t only about the inside; you have to ensure there is somewhere to allow surface, rain and ground water to go and also stop it from getting inside. When it is about damp and water, it is usually what you don’t see that can cause a lot of trouble and cause damage to your investment as well as affecting the tenant’s health.

Rental properties should be equipped with effective drainage to remove floodwaters, surface water and ground water, including an appropriate runoff or outfall. Making sure that water has a proper place to go and that it isn’t allowed to remain beneath structures is a crucial aspect of keeping your property dry.

Alongside the drainage system that will prevent the ingress of moisture, if your rental has an enclosed gap between your floor and the soil, a ground-water barrier must be put in place when it’s reasonably practicable to do so.

An underground moisture barrier generally made of polythene and is laid on top of the ground, in order to block any moisture present in the ground from entering the home. It also helps to prevent any damage to your underfloor insulation.
