If a draught can be felt through gaps that are too large or holes or holes, it requirements to be closed.

What are unreasonable gaps or holes?

Adequate heaters are important to ensure well-being homes

Heating Kilbirnie

Kilbirnie rental properties must have a fixed heating source that is able to heat the living area to at minimum 18degC, even during the coldest winter days. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heat needs to be fixed (i.e. not portable) with at minimum 1.5 Kilowatts in heating capacity and have the minimum heating capacity needed for the main living room. A Heating Assessment Tool may be used to determine whether your current fixed heater(s) are adequate or if you’ll require to "top up" with an additional heater. Open fires as well as unflued combustion heaters like mobile LPG bottle heaters aren’t considered to be acceptable heating options in The Healthy Homes Standard.

If the heating system you provide is an electric heater or heat pump, it needs to include the thermostat. This will make the heating more consistent and effective. For most homes, larger fixed heating equipment like heat pumps, wood burners pellet burners, flued gas heaters are required. However, in certain instances like apartments with small spaces an electric, fixed heater may suffice.

If the main living room already has a central heating source such as heat pumps, it may require a top up to ensure it meets the requirements. Certain kinds of heaters cannot be used to comply with the standard since they’re either expensive, inefficient and/or unhealthy to run.

Kilbirnie Moisture Ingress & Drainage

Keeping your rental property safe from dampness isn’t just about the inside of the building It’s about having to ensure there is somewhere for surface and ground water to go and prevent it from getting into the building. When it comes to moisture and damp it’s often what you don’t see that can cause a lot of trouble, causing damage to your investment as well as affecting your tenant’s health.

Rental properties must be equipped with effective drainage for the removal of storm water, surface water and ground water, which includes an appropriate outfall or runoff. Making sure that water has a place to go and that it doesn’t sit beneath structures is a crucial aspect of maintaining your property’s dry.

In addition to a drainage system to prevent water ingress, if the rental is enclosed between your flooring and the ground, a ground water barrier should be put in place if it is reasonably practicable to install it.

Ground moisture barriers are usually a polythene sheet laid over the ground, to block any moisture present in the ground from entering the structure. It also helps to prevent moisture damage to the underfloor insulation.
