Unreasonable Gaps & Holes

Draught Stopping Rongotai

Draughts are a major cause of dropping temperatures within households. A draughty house will cost more to heat, which completed jobs in wasting energy and increased bills.

If a draught can be felt from unreasonable gaps or holes that it requirements to be sealed.

What are the most unreasonable gaps or holes?

If you are able to feel external air entering or the sound of a clear draught emanating out of a hole or gap and you can feel it, it is probably a gap or hole that requirements sealing in somehow. Cracks and gaps that are large should be sealed permanently. Gaps greater than 3mm that allow air to enter or exit from the home need the sealing. For instance, if an open fireplace isn’t in use it may cause draughts and should be sealed from. Property managers and landlords are accountable for making sure that draughts from the fireplace are removed as much as possible.

There is no require to block up intentional gaps or holes which are part of the building. For example, tiny gaps around doors and windows may be required to allow for movement within the structure as the home heats and cools, so that they can still be shut and opened, rather than securing. We will inspect the windows and doors during your Healthy Homes assessment of your rental property.

Adequate heaters are crucial for healthy homes

Heating Rongotai

Rental properties in Rongotai need to have a stable heating source which can warm the living space to a minimum of 18degC even on the most coldest days of the year. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical health and mental well-being.

The heating source needs that it be permanently fixed (i.e., not portable) and at least 1.5 horsepower in capacity, and must meet the minimum capacity for heating required to heat the living space in general. A Heating Assessment Tool may be used to determine if your current fix heater(s) are adequate or if you’ll require to top up with a new heater. Open fires as well as unflued combustion heaters like the portable LPG bottle heaters are not considered to be acceptable heating options under those following the Healthy Homes Standard.

If the heating you offer is electric heating or heat pump it should include an thermostat. This will make the heating more consistent and effective. In most houses, larger fixed heating systems such as wood burners, heat pumps pellet burners, flued gas heaters are required. However, in some cases like small apartments the smaller fixed electric heater could be enough.

If your main living space already has a fixed heating source, such as a heat pump, then it could need a top up to meet the standards. Certain kinds of heaters cannot be used to achieve the quality as they are either costly, not cost-effective to run, and/or unsafe to run.

Ventilation Rongotai

Every living space of a rental property must include at least one open windows or an exterior door to provide natural airflow. Additionally, areas with high moisture areas such as kitchens or bathrooms must have a suitable externally vented extractor fan that can get rid of moisture.

A ventilation quality is all about acknowledging how dried air can be less difficult to heat, and that a property that is well ventilated is less likely to develop mould and damp.

Bedrooms, living spaces, kitchens, and dining areas are all considered living spaces. Connecting spaces like the hallway are not considered liveable and don’t need an opening window or door.

Each window, door , or the skylight needs to have the ability to open to the outside, and stay set in an opening position, allowing ventilation and fresh air air flow.

The bathrooms in all kitchens and any other room in your home with a bath, shower, cooktop or other high water-generating appliance will need suitable extractor fans that can be vented out to the outside. The Healthy Homes Assessment service will check that there is adequate ventilation in every living space that includes extractor fans that are suitable for areas that are high in moisture.

Insulation Rongotai

The insulation of the ceiling and underfloor is required to all rental houses since 1 July 2019. Property managers and landlords have to make sure the insulation meets the new standard. In some cases, old ceiling insulation as well as insulation within the sub floor space may require to be filled with or replaced.

A properly insulated home will reduce the risk of condensation, and decrease the risk of mould and damp, and also makes an easier task to allow the home to hold the heat.

Insulation requirements to meet the R-values of your area.

The "R" refers to thermal resistance, and is a measure of how well insulation can withstand heat flow. The greater the R-value, the more effective the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the rest of the North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 and underfloor R 1.3

Rongotai Moisture Ingress & Drainage

The security of your rental home from moisture isn’t just about what’s inside the building it is also about the outside. You must ensure there is somewhere for surface or ground water, and stop it from coming inside. When it comes to moisture and damp it is frequently those things that you aren’t aware of that could become a major issue, causing damage to your investment as well as affecting the tenant’s health.

Rental properties require to have effective drainage for the removal of rainwater, storm water, and ground water. This includes the proper outfall or runoff. Making sure that the water has a proper place to go, and it doesn’t sit beneath structures is a crucial aspect of making sure your property is dry.

In addition to the drainage system that will prevent moisture ingress, if your property has an enclosed space between your flooring and surface, a ground moisture barrier must be put in place when it’s reasonably practicable to do so.

An underground moisture barrier generally made of polythene and is laid on top of the ground, to block any moisture that is present in the ground from entering the structure. It also helps prevent from causing damage to the flooring insulation.
