Unreasonable Gaps & Holes

Draught Stopping Vogeltown

Draughts may lead to dropping temperatures within households. A cold home costs more to heat, which means wasting money and energy.

If a draught is felt from unreasonable gaps or holes the area requirements to be closed.

What are unreasonable gaps or holes?

If you are able to feel external air coming in or the air is clear from a hole or gap, then it is likely a crack or hole which needs sealing in any way. Large cracks and gaps should be stopped permanently. Cracks that are greater than 3mm and let air in or out within your house require the sealing. In the case of an open fireplace isn’t in use it may cause draughts and should be shut off. Landlords and property managers are responsible for making sure that draughts from the fireplace are removed whenever possible.

You don’t require to block holes or gaps in the building. For instance, small gaps around windows and doors could be required to allow movement of the building as the house is heated and cools in order to let them be opened and closed rather than securing. We will check every window and door during the Healthy Homes assessment of your rental property.

Heating Vogeltown

Vogeltown rental properties need to have a stable heating source that can warm the principal or the biggest living space to at least 18degC, even on the winter coldest days. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heating requirements to remain fixed (i.e. not portable) that is, at least 1.5 kW of heating capacity, and it must have the minimum required heating capacity for the main living room. A Heating Assessment Tool may be used to check if the fix heater(s) are adequate or whether you will require to top up by adding a second heater. Open fires as well as unflued combustion heaters such as the portable LPG bottle heaters aren’t considered to be suitable heating options for those following the Healthy Homes Standard.

If the heating you provide is electric heating (or heat pump), it must have a thermostat. This will make the heating more consistent and effective. In most homes, larger fixed heating systems such as heat pumps, wood burners pellet burners, flued gas heaters are required. In certain situations, such as small apartments, a smaller fixed electric heater might be enough.

If the living area already has a fixed heating source, like a heat pump, then it might need a top up in order to comply with the standards. Certain kinds of heaters aren’t able to be used to comply with the quality because they’re expensive, inefficient and/or unhealthy to run.

Making sure your rental property is protected from water damage isn’t only about the inside of the building but you must make sure there is somewhere to allow surface, rain and ground water to go, and prevent it from getting into the building. When it concerns damp and moisture it is frequently what you don’t see that can become a big problem, causing damages to your investment and affecting the tenant’s health.

Rental properties should have efficient drainage to eliminate rainwater, storm water, and ground water, which includes an appropriate runoff or outfall. Making sure the water has a place to go, and that it can’t linger underneath the structures is a crucial aspect of keeping your property dry.

In addition to the drainage system that will prevent water ingress, if the property has an enclosed space between floorboards and soil, a ground-water barrier should be put in place if it is reasonably practicable to do so.

The ground-moisture barrier typically a polythene sheet laid over the ground, in order to block any moisture present in the ground from accumulating into the property. It also helps to prevent from causing damage to the flooring insulation.
